Help me find a flat in a good Dubai community

Finally got my residency visa sorted here in Dubai and now the real headache begins, finding an actual place to live. I want something with solid amenities and a decent view, but I keep hearing horror stories about hidden service charges and buildings that look nothing like the glossy brochure photos. How are you guys filtering through all the noise to find something worth the money?

Always ask for the actual service charge history of the building for the past two years, not just the projected number for next year. Some buildings lure you in with an artificially low first year fee and then jack it up massively once the developer hands over control to an owners association.
