TF2 DS not downloading properly via the HLDS Update Tool...

Using the following command on several different PC's:

C:\HLServer\hldsupdatetool.exe -command update -game "TF" -dir C:\TF2Server

It appears that I cannot finish downloading the TF2 Dedicated Server. I get no "Orange Box" folder and no srcds.exe file. I have searched through every folder and subfolder with no results. I have also re-run the update tool multiple times to verify the installation - Also wiped the directory and started from scratch several times. No dice. Is there something I'm missing?

I have setup several different source LAN servers this way (CS: Source, HL2MP, etc...) and have never encountered this issue.

Any help would be much appreciated, thanks.
