Server not updating

Basically, here is the problem I am running into:

I run

./steam -command update -game "counter-strike source" -dir . -username ***** -password ***** -remember_password

and here is what I see in the console window:

Checking bootstrapper version ...
Updating Installation
Logging in as '*****'
Receive Failure

Is this due to a high volume problem on the Steam servers, or something more serious?

Just run the below when you start the server and it will auto-check and update the necessary files.

./srcds_run -game cstrike +map cs_italy +maxplayers 20 -steamuser **USERNAME** -steampass **PASSWORD** -autoupdate

Unfortunately this will not work because all I have is the hldsupdatetool.bin and the steam file (i.e. i'm doing a clean install of the server)

Oh, I'm sorry. Going off your title I thought you were jsut trying to update it. Not INSTALL it.
