What is your connection speed? (upstream and downstream) Also what have you set your sv_maxrate to in your server.cfg?

i dont know how to find upstream and downstream...and i havnt chnages any file s...i dont know alot about this kinda stuff

You have a good pc to run a server, and a rubbish connection.
You need a very fast cable modem.

i have a fast cable modem....comcast cable..so i dont think its that

but if that was true then wouldnt i lag when i play games online..cause u get no lag..

also if i run a server from the game menu i get no lag at all....its just running the source dedicated server thing off of steam that i get lag

perhaps you set the wrong sv_region and someone from a different country is joining? or are these friends you know that you have join that lag 300ms?

you missed out that rather large detail. that you were running the game on the same pc as the server :S
