RCON ISSUES/NAT

I am having issues, I believe with NAT. I have a Linksys router (BEFSR 41) My server is on 192.168.1.100. the client box is at 192.168.1.52 I have forwarded the following ports to 192.168.1.100 ports 27000-27051 and 1200. I also have my server in the DMZ.

When I use the following start line:

./srcds_run -debuglog srcds.log -game cstrike +maxplayers 16 +map de_dust -steamuser XXX -steampass XXX -log on

It tells me the network ip is 127.0.0.1 using this start. I can log on fine from the LAN connection tab. but when I try to connect to rcon it says it cannot connect. I have tried using rcon_address 127.0.0.1, rcon_address 192.168.1.100, and even my external ip.

If I try the same start line +ip outside or inside I cannot connect to it from my client because I cannot see it on the LAN connection so I get the old "your steam ticket has expired".

Has anyone seen this before. I have a server I can play on but no means of controlling it
