Need Help w/ Steam HLDS and Buffalo Router

Hello,
I am trying to start a Counter Strike server, from within the Steam console, for myself and a few friends - Max 8-16 players.

I use a Buffalo Router and forwarded the Ports (UDP - 27000-27020, TCP - 27015 and TCP 27020-27050) as described on the Steam page. I did not activate my DMZ.

I can start the server and it shows:

couldn't exec listip.cfg
couldn't exec banned.cfg
Connection to Steam servers successful.
VAC secure mode is activated.
Adding master server 72.165.61.190:27010
Adding master server 69.28.151.162:27010

but I can only access the server from the Internal IP and not my External IP, so none of my friends can join the game from outside of my LAN.

How can I resolve this Issue or what am I doing wrong ?

are you sure you have port forwarding set to your correct local IP?

Yes - I have the Ports forwarded correctly.
