HL2 DS Using My Local IP.... Friends can't Connect

Okay, first of all I'm not sure if I'm posting this in the right topic. Sorry if I didn't. Anyways my problem is after creating a HL2 dedicated server for Team Fortress 2 I can connect fine to it but no one else can. I have checked everything I can think of. The server.cfg file has sv_lan set to 0. My router firewall has both UDP and TCP ports ranged from 27000 to 27500 open. Although it still shows as my local IP in the server list and to everyone else it says "Server is not responding". I have tried putting my PC in DMZ mode, that does not do the trick either. Any ideas?

Here's an exact copy of my server.cfg file if it helps. I wouldn't be surprised if that is the problem:

You will have to connect to the local IP however your friends won't be able to. To get the IP they need to connect to you will need to go to http://whatismyip.com and give them that IP with the server port to connect.

I know that they have to connect to the external IP. I might not have been clear enough, the server is only showing my local IP as the IP address for the server. So its acting like it is in LAN mode rather than Internet. I'm sorry if I'm sounding harsh, but this is just very frustrating.

Did you add +ip <local ip> to your startup line?

Ok a little bit of updated info, because of my confusion I explained this wrong. It does show up as the external IP to my friends, but they cannot connect because it still says "Server not responding".

Alright so I got my server up and running to everyone, but I have come into a little snag. When I myself try to connect to it as the server host it says Connection failed after 4 retries. Now I know this is probably a pretty nooby question but I distinctly remember being able to join it with others in last October.

What did you do to fix the 'server not responding' issue? I'm getting that now. When I enable logging on my firewall, I see connections establishing on 27015, then the connections close...

Lol, just got an email about a reply to a 10 month old thread. Anyways, I would love to help you but I'm afraid I'm in the same boat again and completely forgot how I fixed it. I had it working back then, but kinda got bored of it and deleted everything. Now I started trying again a couple weeks ago and am having a heck of a time trying to figure it out. Tried everything, forwarded ports, disabled every firewall possible, changed every setting I can think of. All to no avail. Pretty sure it is just my wireless router. Finally I decided to just start buying hosted servers for my gaming community. Feel free to check it out at http://www.tag-clan.com and if I find the answer I will be sure to let you know.
